Our Company Riaz Capital is a fully integrated development, construction and property management company, focused on addressing the changing housing needs of the millennial generation.

Our latest projects are aimed at creating affordable and conveniently located housing for young professionals in the East Bay through ground-up development projects.

The Bay Area’s tremendous growth has resulted in skyrocketing housing costs forcing young professionals to make hard choices about privacy and savings to find a reasonable housing option to call home. On average, Bay Area millennials are spending 48% of their income on housing versus a national average of 25%. As a result, Riaz Capital has launched a number of new projects around a workforce housing strategy focused on providing the missing middle demographic rental homes that are comfortable, cool, and most importantly, work with their financial goals.

We raised a $35M fund in 2018, that we are pairing with a larger fund raised in 2019 to implement this affordable-by-design concept throughout the East Bay, with a Company goal of creating over $1B in assets under management by 2025.

We are seeking motivated, forward-thinking professionals to join our team in solving this important housing problem.

The Riaz Capital team includes over 95 talented real estate investment, construction and operations professionals in Oakland.

Our Principals have been successfully operating in the Bay Area since 1977.

The Company currently owns and operates~1,100 units, with $300 Million of Assets Under Management.

Riaz Capital has maintained consistent growth over the last 5+ years, and after the completion of 3 development projects currently in process, that number will increase to~1,400 units with~$400 Million AUM by end of 2019.

Our integrated group of companies across development, construction, and property management deliver efficiency and long-term thinking to all our projects while allowing us to create above-market returns for our investors. Property Manager-Hannah Park The Property Manager is a crucial company role responsible for all day to day matters relating to the properties in the assigned portfolio including managing on-site management, resident managers, and maintenance technicians.

The ideal candidate will work to stabilize and optimize these assets and ensure an excellent resident experience from prospect to retained resident.General Management:Effectively manage, market and maintain the overall operations of assigned propertiesResponsible for maintaining and achieving the budget of assigned propertiesResponsible for updating, teaching, reiterating and executing on company processes and procedures and improving upon them when needed.Weekly meetings with Regional Property Manager and OwnershipCommunicate professionally across departmentsDirect and oversee daily work activities for property maintenance techs and resident managers and leasing supportManage and execute solutions for ad hoc tenant relation and property condition issues Revenue related activities:Maintain 98% collection ratio on invoiced rent for each property in your portfolioMaintain 95% Net Operating Income (NOI) of the NOI in each property’s budgetEnsure timely revenue collectionsEnsure all revenue related items (Rent, Late fees, RUBS, Other income, etc.) are collected and posted within 24 hoursEnforce rent collection by the 5th of the monthCharge late fees for any rents collection on the 6th day of the month or beyondEnsure the service of three day notices are completed on the 6th day of the month for any unpaid rentComplete Month End Closing Checklist the last week of the month and submit it to the Regional Property Manager Move In and Move Out activities:Process applications according to Move in Checklist (See attached)Complete, confirm, sign, and submit the Move in Checklist within 24 hours of a move inCreate and organize and maintain resident files as well as in the Yardi systemComplete Move Out SODA process with 7 days of a resident vacatingComplete Move Out Checklist and Ensure Move out charges are correctly recorded in Yardi, this includes charge backs to the resident and the final accounting statement and send to resident via mail or email (See attached)Collaborate with Accounting to ensure refund checks get cut and mailed out within 21 days of resident vacating to appropriate forwarding address Resident relationships:Enforce the Lease/House Rules and occupancy standards – Upon discovery of any lease violation, Property manager must take appropriate action in a timely manner as required by Company policies and procedures and according to law.Maximize resident retention when possibleRespond to resident concerns timely within 48 hoursCommunicate with residents via DialPad or email respectively and effectivelyTroubleshoot creative solutions independently prior to involving any manager regarding resident complaints or issuesPrepare & submit unlawful detainer actions/ Manage Eviction process in coordination with other team members Finance/Accounting/Reporting:Follow and Adhere to the Monthly Operational Checklist and Close CalendarEnter payments as received and ensure payments are posted daily in YardiReview Delinquency Report weekly and enforce collection to resolve the balanceApprove and submit RM timesheets WeeklyReview and complete Revenue comments by the 10th day of the month and provide an action plan to resolve the balance.Adhere to Property Budget seek approval for cost over $1,000Provide monthly/quarterly/annual variances analysis of your propertiesAssist in budget preparation and analysisEnsure that Late fees and Chargebacks fees were applied correctlyApprove and submit RM timesheet WeeklyReview Weekly Revenue Report for accuracy: address where neededReview Weekly AP Report from YardiComplete ledger adjustments timely: OHA or other rental assistance programsComplete incident report within 24 hours of an incident and notify your Regional Property Manager immediately of any significant incident Legal/Administrative/Compliance:Ensure compliance with all Fair Housing regulations and local ordinances and laws for the portfolioProperly document files and incidents within 24 hours of incidentEnsure compliance with Lender requirements as instructed by asset managerConsistently update job knowledge and keep abreast of new technologies, systems and procedures related to property management by participating in:Educational opportunitiesRead professional publicationsMaintain personal networksParticipate in professional organizations and functionsUndertake or recommend the following employment actions for staff assigned to your designated portfolio: hiring, terminations, corrective action and performance plans/reviewsOperations/Maintenance activities:Negotiate, evaluate, and administer service contracts for suppliers and vendors in line with the budgetEstablish and implement preventative maintenance programs for the portfolioMaintain Property Management DatabasesPhysically walk and inspect the interior and exterior of every community within his/her portfolio on a weekly basis via SyncrewMake recommendations for physical repairs and/or replacementsManage a team of maintenance techs that completes ongoing WO and turnover projects and ensure WO are responded to or completed with 72 hrs in coordination with Maintenance Manager and Maintenance adminCoordinate external vendors to complete small/large cap ex projects alongside the Regional Property ManagerAttend and prepare for 1:1 meeting with Regional Property ManagerComplete and submit Weekly Plan Notes to Regional Property Manger every Friday with solutions for actionable items Leasing Activities:Understand and own the Leasing Plan for the portfolioAdhere to the maintenance turn schedule to stand turns, mini turns and conversionsProvide daily Leasing report for properties below 95% for Regional Property Manager and Weekly for upper managementMonitor Lease renewals dates and negotiate Lease Renewals to increase GPR according to the Portfolio Alignment plan (except in situations of rent control)Execute Leasing task according to the Move in ChecklistConduct Market Analysis surveysConduct unit tours and applicant interviews which include verifying potential residents’ income and prior rental historyQualifications:This candidate should be extremely motivated to improve their understanding of all aspects of the real estate operations field, be an enthusiastic team player, and have the ability to manage to multiple short and long term goals.

Excellent communication, decision-making and follow-up skills are required.
· Bachelor’s degree (BA/BS) from four-year college or university and a minimum of three years of related experience and/or training.
· 2+ Years in Property Management or Asset Management role or related field.
· Ability to comprehend, analyze, and interpret property financial information
· Ability to problem-solve, both independently and working as a team
· Ability to clearly communicate tasks to the team and manage from a top down approach
· Candidate must have excellent verbal and written communication skills, and ability to communicate for the company to external parties.
· Intermediate knowledge of Excel/Word/Microsoft Project and PowerPoint
